Basic tenant requirements as follows:

• Acceptable credit rating required (625 to 650 score)
• Verifiable household income of at least 3-times the monthly rental rate
• Monthly household expenses (with rent included) not exceed 70% of monthly household income
• No felony convictions
• No prior evictions or landlord judgments

One small dog (not to exceed 25 pounds when fully-grown) or one cat accepted with $300 non-refundable pet deposit and $25 per month pet rent. 

• No ferrets or lizards
